Neighbourhood Housing Officer - 22462 MCStatus Location Hours Brief Description My client requires an experienced housing officer to help deliver a comprehensive, quality housing management service. The successful candidate will be educated to a good standard with an understanding of social housing issues. You must have at least 2 years experience in a similar role and possess a good understanding of housing benefit issues and debt counselling. A full clean driving licence is essential. Duties to include 1. Processing changes in tenancy – Transfers/Mutual Exchanges to include national exchanges, and the assignment of tenancies in accordance with all policies and procedures. 2. Sign up tenants of new properties in accordance with the ‘Sign-Up’ procedure. 3. Ensure that ‘New Tenant Visits’ are carried out in accordance with policy and procedures. 4. Enforcing conditions of tenancy. Investigate and follow up complaints within policy guidelines. 5. Preparation of Notice of Seeking Possession documentation and court attendance, as required. 6. Offer advice and make recommendations to tenants regarding possession proceedings and evictions. 7. Organise possession proceedings and evictions within policy guidelines. 8. Process termination of tenancy requests, including pre-termination visits. 9. Dealing with abandoned properties, including itemising and storing of possessions, in line with policy and procedures. 10. Taking steps to remove unlawful occupants in liaison with Legal Services. 11. Ensure upkeep of estates and properties (communal areas/gardens), including regular estate walkabouts in liaison with the Community Engagement Team, the Area Caretaker and local residents. 12. Deal with issues of grounds maintenance, including trees, in liaison with Parks and Gardens section, outside contractors and the Planning Department, Assistant Forestry Officer. 13. Provide surgeries/consultation on estates/patches as required. 14. Receive reports of neighbour disputes/anti-social behaviour, carrying out initial investigations to include negotiation and conciliation services and liaison with statutory organisations. Pass appropriate cases on to the Neighbourhood Enforcement Team. 15. Inspect common areas in conjunction with the Area Caretaker and deal with fly-tipping, infestation, abandoned vehicles, graffiti, etc. 16. Carry out visits as required to identify compliance with tenancy conditions, state of repair and any other relevant issues. 17. Support and encourage tenant participation and consultation in liaison with the Community Engagement Team. Attend Tenants and Residents Association meetings as required. 18. Undertake rent arrears prevention, control, and recovery as required by the Team Leader or Housing Services Manager. Offer basic debt counseling and housing benefit advice to tenants as appropriate and make referrals to the Welfare Benefits and Advice Officer as appropriate.
